Hotel Elephant is a not-for-profit company established in 2009 to provide space for Arts, Culture & Enterprise in Southwark.

In July 2016, Hotel Elephant launched Spare Street - a "new street" dedicated to Creative Enterprise in Elephant & Castle, London.

Spare Street is made up of five newly refurbished, glazed-fronted railway arches. Providing 24 studio spaces for recent graduates and local creatives, we are pleased to be able to offer a permanent creative enterprise hub in the Elephant & Castle.   • Arch 3 provides 12 studios on the ground and mezzanine level. Arch 3 is designated for quiet & clean work. Types of members include panters, designers, textiles, film and digital creatives.

  • Arch 4 provides 12 studios on the ground and mezzanine level. Arch 4 is dedicated to noisy & messy work and is suitable for those looking to use small hand tools.

  • Rent: £300 + VAT per month

    Plus: £45 + VAT monthly service charge

    The service charge covers all utilities, cleaning of communal areas, high-speed wifi and rubbish collection.

    Contract: Monthly rolling licence agreement, with a two month break clause.

    The tenant is responsible for the business rates on the unit and the unit is eligible for 100% small business rate relief.

    Required:

    • 1 x month rent as a deposit

    • 1 x month rent in advance

    • All members are to have up-to-date PL insurance.

    • Access: 24 - hour, 7 days a week

    • High Speed Internet Connection.

    • Shared wash-out sinks (Arch's 3&4)

    • Shared kitchen (Arch's 3&4)

    Monthly rolling agreement with 2 month break clause.

    Tenant responsible for business rates on the studio, with all spaces eligible for 100% small business rates relief.

    Facilities & Access: 24-hour access, 7 days a week, high-speed wifi, shared kitchen area facilities. Cleaning of communal areas is included. Can be shared by two people.

    Agreement: You will need to sign a licence agreement, which has a two month rolling break clause.

    We require:
